Terms and Conditions for Sorrento Holiday House Rentals

The terms and conditions of the holiday letting as agreed to by both parties are as follows. Any change to such Terms & Conditions, permits the owner or agent to refuse entry to the premises, amend the charge or immediately terminate the occupancy.
- The premises are let to you for holiday purposes only for the period stated on the receipt.
- At no time during your occupancy shall more than the number of persons stated, stay overnight at the premises, without prior consent of the agent whereupon extra charges may be required. If consent for extra people is not given by the agent — immediate eviction will follow with no refund given.
- To abide by the local health regulation, No Pets are permitted on or about the premises. Immediate eviction will follow with no refund given.
- There are to be NO Caravans, Camper Trailers, Tents parked on or near the property. If this is not abided by immediate eviction will occur with no refund given.
- Under the terms and conditions the property is strictly not available for parties, weddings, commercial activities including photo shoots or functions of any kind unless prior arrangements have been made. Permission is at the sole discretion of the agent and the management and a surcharge will apply.
- A minimum deposit of 25% or one equal to one night’s tariff for bookings of 4 days or less is required per booking. Final payment must be made 30 days prior to arrival. The final payment amount will be deducted from the card details that were advised to our secured site unless other details are provided prior to the 30 days.
Bookings made less than 30 days prior to arrival require full payment within 48 hours to confirm the booking. - If you terminate or cancel your holiday the following applies:
- Bookings Cancelled 29 days or less will receive no refund
- Bookings Cancelled 30 days or over will incur a loss of deposit plus $110 cancellation fee
Unless the premises are rebooked for the entire period, in which case a cancellation fee of $110 will apply.
- Should you advise us that you wish to shorten your stay on, before, or after your arrival, full payment prior to arrival is still required until we can rebook that time. Any monies will then be refunded.
- We recommend you take out comprehensive travel insurance to protect against any unforeseen cancellation.
- The premises are available from 2.00pm on the day of arrival (unless prior arrangements are made with the agent). The premises are to be vacated by 10.00am on the day of departure (unless prior arrangements are made with the agent). Please securely lock the premises, turn off all air conditioners and leave keys on the kitchen bench
- The booking is made in good faith by the owner/agent. However the agent is not responsible for actions or changes made by the owner or a third party which may impact on the booking and over which the agent has no control.
- The owner/agent takes no responsibility for description of the property advertised on the web, brochures or any other written material, or verbal information given by the agent or the agent’s staff or associates.
- All bed and bathroom linen is provided but guests should bring their own beach towels.
- For bookings 8 — 14 days the premises will have a free linen change midway during the booking.
- For bookings over 14 days linen will be changed weekly free of charge. Extra linen and cleaning can be arranged for an additional charge.
- The owner or agent will accept no responsibility for any inconvenience with machinery breakdown. In the event that any appliance breaks down every reasonable endeavour will be made to repair, replace or hire an alternative. Port Douglas has limited access to tradespersons and your patience is sought should this occur.
- The Agent and Owner will not be responsible for any inconvenience for the purpose of building or council works
- The landlord/agent does not cover your personal belongings under their insurance policy and therefore take no responsibility for any loss or damage of the occupants personal property left on the premises. We strongly recommend you purchase travel insurance.
- No person on the premises shall be guilty of conduct that is a nuisance to adjoining or neighboring occupiers.
- In the event of the property being offered for sale, the occupier agrees to allow the owner or his agent to inspect the property with prospective purchasers during reasonable hours by appointment.
- Breakages and losses to the property are to be reported to the agent and paid for immediately. On vacating, if excess cleaning is required, charges to the occupant will be applied.
- The owner or agent reserves the right to apply a bond on holiday premises if considered necessary.
- The owner or agent will not be responsible for alternative accommodation or any other cost when tenants arrive after hours.
- Rates are subject to change without notice.
- Failure to observe these Terms and Conditions will grant the Agent the immediate right to terminate any booking or occupancy and no refund will be granted.
